Question 1

How do I get an estimate for a remodeling project?

Accepted Answer

Call us, text us, or book through HireNimbus. We respond same day and can schedule a site visit within a few days. Every estimate is written and detailed — no vague ballpark ranges that double by project end.

Question 2

Do you charge for estimates?

Accepted Answer

No — site visits and estimates are free. We walk your space, assess what's actually involved, and give you a written scope before asking you to commit to anything.

Question 3

How long does the estimate process take?

Accepted Answer

Most estimates are delivered within a day or two of the site visit. For larger projects with multiple trades — a full kitchen gut, a basement finish with a bathroom — we may take a few extra days to price the scope accurately.

Question 4

What information should I have ready before calling?

Accepted Answer

Anything you have is helpful: photos of the space, a rough sense of what you want to change, and a budget range if you have one. You don't need drawings or a complete plan — that's what the design consultation is for.

Question 5

Do remodeling projects require permits?

Accepted Answer

Most do — any work involving structural changes, electrical, or plumbing requires a permit and inspection. Cosmetic changes like painting, flooring replacement, and fixture swaps typically don't. Beaver Home Design Build manages the entire permit and inspection process for every project.

Question 6

Does my HOA need to approve exterior changes?

Accepted Answer

Many communities across the DMV have active HOAs that require drawings and material specs before approving decks, fences, and exterior modifications. We've submitted to HOAs across the area and know what gets approved on the first pass versus what gets sent back.

Question 7

How long do permits take?

Accepted Answer

Permit timelines vary by trade, project scope, and jurisdiction — simple electrical permits can come through in days while structural permits for larger additions may take several weeks. We build permit lead times into your project schedule so there are no surprises.

Question 8

Can you handle HOA submissions for a deck or fence project?

Accepted Answer

Yes — HOA submission, including preparing drawings and material specs to meet association requirements, is part of our service for deck and fence projects. We know what DMV-area HOAs typically ask for and what gets approved.

Question 9

How long does a kitchen remodel take?

Accepted Answer

Most kitchen remodels take 6–10 weeks from demo to completion. Layout changes, custom cabinetry lead times, and permit scheduling are the most common factors that affect the timeline. We give you a detailed project schedule before work starts.

Question 10

Can you open up a kitchen to the living room?

Accepted Answer

Yes — load-bearing wall assessments and structural modifications are part of our kitchen remodeling scope. We identify what's structural, design the opening, pull the permit, and handle any beam or header work required.

Question 11

Do you coordinate appliance delivery and installation?

Accepted Answer

Yes — appliance coordination is part of our process. We schedule delivery to align with project milestones so appliances don't sit in a garage for weeks and don't arrive before the rough-in is ready.

Question 12

What does a kitchen remodel cost?

Accepted Answer

Scope determines cost. A targeted surface update — new countertops, hardware, and lighting — costs far less than a full gut renovation with layout changes and custom cabinetry. We provide detailed written estimates after seeing the space.

Question 13

Can you convert a bathtub to a walk-in shower?

Accepted Answer

Yes — tub-to-shower conversions are one of the most common requests we handle. We manage the full scope: demo, plumbing rerouting, waterproofing, drain installation, tile, and fixtures.

Question 14

Can you add a bathroom where one doesn't exist?

Accepted Answer

Yes — bathroom additions, including full plumbing rough-in, framing, and finish work, are within our scope. We handle all required permits and inspections.

Question 15

How do I fix a bathroom that has ongoing mold problems?

Accepted Answer

Recurring mold in a bathroom is almost always a ventilation problem, a waterproofing failure, or both. We don't just regrout over the issue — we assess what's behind the tile, install proper exhaust ventilation, and waterproof the wet areas correctly so the problem doesn't come back.

Question 16

How long does a bathroom remodel take?

Accepted Answer

A standard bathroom remodel takes 3–5 weeks. Larger projects, guest bath additions, or accessibility modifications may take longer. We build the schedule before work starts so you know what to expect.

Question 17

How do I know if my basement is ready to finish?

Accepted Answer

The key factors are ceiling height, moisture, and egress. Most basements we evaluate can be finished — it's about doing the prep work correctly. We assess all three before recommending a scope.

Question 18

What do I do about moisture in my basement before finishing it?

Accepted Answer

Address it first — finishing over a moisture problem is money spent twice. We identify the source (condensation, bulk water infiltration, or drainage failure) and fix it before framing begins. This may involve interior drainage, exterior grading, or both.

Question 19

Can you build a legal rental suite in my basement?

Accepted Answer

Yes — but only if the space can meet code: egress windows of sufficient size, minimum ceiling height, smoke and CO detection, and a legal entry point. Beaver Home Design Build handles the permits and builds basement suites that pass local inspection.

Question 20

Do basement finishing projects require permits?

Accepted Answer

Yes — framing, electrical rough-in, plumbing, and egress window installation all require permits. We manage the entire permit and inspection process so you don't have to navigate the permit office.

Question 21

Do I need a permit to build a deck?

Accepted Answer

Yes — decks above a certain height and square footage require a building permit. Beaver Home Design Build manages all permit applications and inspections for deck projects.

Question 22

What deck material holds up best in the DMV climate?

Accepted Answer

Composite decking handles the heat, humidity, and freeze-thaw cycles common in the DMV better than untreated lumber. Pressure-treated wood is a solid lower-cost option when properly maintained. We walk you through the tradeoffs for your specific situation and budget.

Question 23

My fence keeps leaning after storms — what's wrong?

Accepted Answer

Leaning fences are almost always a post depth or post anchor problem. Posts set too shallow — or set in poor-draining soil without adequate concrete — will move with frost heave and wind load. We assess whether selective post replacement or a full rebuild makes more sense.

Question 24

Can you build a covered deck or pergola?

Accepted Answer

Yes — covered structures require additional structural planning and typically a separate permit. We design and build covered deck additions including pergolas, shade structures, and partial roof attachments.

Question 25

My breakers keep tripping — should I upgrade my panel?

Accepted Answer

Maybe — but tripping breakers can mean an overloaded circuit, a failing breaker, degraded wiring, or a fault in a device. We diagnose the actual cause before recommending a panel upgrade, which is the right fix for capacity problems but not necessarily for other issues.

Question 26

Do you install EV charger circuits?

Accepted Answer

Yes — dedicated 240V Level 2 EV charger circuits are a common request we fulfill throughout the DMV. We pull the permit and handle utility coordination when required.

Question 27

What is aluminum wiring and should I be concerned?

Accepted Answer

Aluminum branch-circuit wiring was common in homes built in the 1960s and 70s. It carries higher fire risk than copper due to how it expands, contracts, and oxidizes at connection points. We assess your home and recommend approved remediation options.

Question 28

Do I need a permit for electrical work?

Accepted Answer

Yes — virtually all electrical work beyond minor repairs requires a permit and inspection. Beaver Home Design Build manages the entire permitting process for every electrical project.

Question 29

My drain keeps backing up even after snaking — what's going on?

Accepted Answer

Recurring backups that keep returning after snaking are almost always structural — roots have grown into the line, a pipe has cracked, or there's a belly in the drain line that allows solids to accumulate. A camera inspection lets us see what's actually happening so we fix the cause instead of repeatedly clearing the symptom.

Question 30

When should I replace my water heater?

Accepted Answer

A tank water heater over 10 years old is statistically near the end of its service life. Replacing before failure gives you time to choose the right unit. We install traditional tank, tankless, and hybrid heat-pump water heaters — we'll help you pick the right type for your household and fuel source.

Question 31

Why is my water pressure low throughout the house?

Accepted Answer

Whole-house low pressure most often comes from a failing pressure-reducing valve, mineral buildup in older galvanized supply lines, or a partially restricted supply connection. We diagnose the actual cause before recommending a fix — and for older homes with original galvanized piping, a repiping assessment is often the right first step.

Question 32

Do plumbing projects require permits?

Accepted Answer

Routine repairs — replacing a faucet, fixing a dripping supply line — typically don't. New rough-in, water heater replacement, and any work that adds or relocates a fixture requires a permit. We advise you on what applies to your specific project.

Question 33

My patio drains toward the house — can you fix that?

Accepted Answer

Yes — positive drainage away from the foundation is a design requirement, not an afterthought. We regrade, install French drains, or rebuild the patio slope depending on what the situation requires. Addressing surface drainage is often the most cost-effective way to solve basement moisture problems.

Question 34

What's the difference between pavers and poured concrete for a patio?

Accepted Answer

Pavers are easier to repair — individual units can be replaced if a section settles or cracks without cutting and patching a slab. Poured concrete is lower initial cost but harder to repair cleanly when it cracks. We walk you through the tradeoffs based on your specific use case and budget.

Question 35

My retaining wall is starting to lean — is it fixable?

Accepted Answer

It depends on how far it has moved and what drainage is (or isn't) behind it. Walls that lack proper drainage and deadman anchoring tend to fail progressively — in many cases a rebuild is more cost-effective than repair. We assess honestly and explain what we find before recommending a scope.

Question 36

Do patio or hardscaping projects require permits?

Accepted Answer

Simple patios and walkways typically don't. Retaining walls above a certain height and any work affecting drainage near a property line may require a permit. We advise you before starting and manage any permits that apply.
